Our base pricing is 1$ per square foot for the plans. If your total home square footage is 1,800 sf, then the cost is to purchase is $1,800.00. We hate when websites add on fees at checkout and increase the original estimate. For that reason, we cover the credit card processing fees, and taxes. This makes our pricing transparent - when we say 1$ a sf we mean it!

Should you decide to purchase BIM & CAD files, these are available at an additional costs. This cost covers development and distribution of the CAD file. Cost does not include modification of the CAD file.

If you wish to add a detached garage, this is available at an additional cost under the same pricing structure. Yup, still just 1$ per square foot! Go to the "all plans" page and filter by "detached garage".

Purchase of the drawings gives you the right to build one (1) of the purchased drawing. If you wish to build more than one, you must purchase an additional plan from us to be given the legal rights. The plans are protected under copywrite law. It is illegal to copy the plans or construct the plans without purchasing and obtaining the rights to the design.We will exercise our right to protect these valuable drawings and beautiful designs. Upon purchase, you wil be required to agree to these terms of use.

1. Give plans to builder or contractors.
2. Distribute plans to engineer (if required).
3. Submit plans for permit.

If you would like to make further changes to the floor plan, provide the drawings and digital files (BIM/CAD) to a local architect before beginning these three steps. They will help you make any additions or revisions you wish to the plans. They can also handle the permitting process for you. These plans will make that process much faster and will pay for themselves.

If you do not want to make changes and want to permit yourself, talk to your local building department and determine what documents will be necessary for permit. Distribute these plans to any engineers or consultants that may be required for permit as instructed by the plans examiner at your permitting office. Gather all of the required documents and submit for permit. Once you have obtained your permit, distribute to your builder and coordinate with them for construction cost and schedule.

The cost to build your home can vary greatly depending on location, site access, time of the year and contractor reputation. For these reasons, it is not possible for us to tell you what the cost will be to build your home. Instead, we can make some recommendations to help you verify that your customized home is within your budget.

First, look up average cost per sq/ft to build in your area. Get a specific as possible with your location. Take this number, and multiply it by your home square footage. Add 20% to the total price (multiply by 1.2) for a construction contingency. This is a good starting point to know if you are in the ballpark for your budget.

Next, use an online estimation service. You can upload your plans and they will make a detailed breakout of the cost of materials and labor.

Generally speaking, the plans are designed to be built prescriptively using the International Residential Code (IRC) by a licensed contractor, thus removing the need to involve an architect or engineer. If you are in a seismic zone, hurricane region, or have unstable site conditions, you will likely need to hire a structural engineer to provide additional analysis and drawings.

These plans can remove the need to hire an Architect. They can also save you money if you need or want to hire an Architect to make changes. In any event where you anticipate hiring a licensed professional (engineer or architect) we recommend purchasing the "BIM and CAD" files at checkout. These greatly expedite the coordination process, thus reducing fees and saving you money.

The plans are designed to allow you to make changes right-off-the-bat. You can choose your interior and exterior style, how many levels you want, and your bedroom, kitchen and bathroom layout as a part of the online design process.

Adjusting the positioning of walls, roofs and floors on a case-by-case basis is not included. Depending on your state, we may be able to further customize the plans for you. Feel free to contact us to inquire about custom changes to the plans.

Otherwise, it is a straight forward process to obtain the digital model (BIM and CAD) through our website during checkout, and provide them to a local design professional. As custom home Architects, we have had clients do this with us in the past. In those scenarios, we found that it saved the client money. When you choose to hire an architect to change the plans, the level of customization ranges from removing/moving/adding entire walls, floors and roofs to suite your needs.
