The story behind nested
We are a company founded by the custom residential architects. We recognized an inherent flaw in the industry.
We regularly get inquiries from people who value good design, but were not ready for a truly custom architecture solution.
There were three problems:
- Expense - It takes a long time and a lot of money to start from scratch with a fully custom design.
- Identity - Other online plans are not immediately customizable. The expectation is that you find the exact same plan as everyone else and settle for it. In reality, you use your space differently than other people.
- Quality - There were no good online plan solutions. Most online plans are created by under-qualified designers without architecture training, and without any experience is custom residential architecture disclipline. Additionally, these draftsmen do not often have construction experience - so the plans they are creating are not constructible.
It was evident that there needed to be a customizable home plan solution built on a foundation of good architectural design and constructibility, provided in a short time period and at a low cost. This sounds like a unicorn solution - but we figured it out.

A couple of architects.
We are the brains behind the company. Our personal relationship and experience of creating a home together fuels a passion for creating a home with our architecture clients. We both are licensed architects in Washington State, one one the hardest states to obtain licensure within. Our backgrounds are diverse and full. We have experienced a complexity and scale in architecture, ranging from restaurants, townhomes, offices, laboratories, apartments and... of course... custom residential architecture.
We ultimately decided to open our custom residential architecture firm, Refine Design Architecture, to pursue our passion of creating meaningful spaces with our clients.

When we drive around, it is evident which homes we are passing that were "spec" homes built from online home plans, and which homes are custom architecturally crafted homes. The fact of the matter is that most homes, roughly 85%, are off-the-shelf solutions no consideration of what the home owner actually wants or needs.
Developers, builders and home owners alike are settling for plans designed by second-tier designers, and are expected to accept plans that have no variability in their configuration and design.

Natural light, simple circulation concepts and efficient layouts are all integral to intentional design.
Constructability
We try to minimize waste and simplify construction by using standard dimensions for building products.
Houses are intentionally massed to reduce construction time by arranging walls and roofs in simple ways.
Plumbing and HVAC chases are grouped where possible to reduce home systems installation cost.
Customization
We want you to choose your floor plan, bathroom layout and configuration, kitchen layout, exterior design style and interior design style.
These are the most personal design decisions; you should get to make them.
Cost
At 1$ per square foot (sf), our pricing is upfront, simple and highly competitive. We hate it when we get to checkout and there are miscellaneous fees and taxes that drive costs through the roof. For that reason, we provide an all-in cost at 1$ per sf, and we take care of the processing fees and taxes on our end. When we say 1$ per sf, we mean it!
How can it be so cheap? We can offer this low cost due to our proprietary parametric home design methodology. We have a high volume of customized plan sales across the nation, reducing the cost per plan so that you save money.
Variability
Our proprietary parametric design formula creates 56,000+ potential outcomes. This ensures that your home is one-of-a-kind.
If you want customization beyond what we offer, we give you the tools to make further customizations to your plan.
Time
Time is all that matters, you can not get more of it, so we don't waste it.
It can take only 10 minutes from landing on our website to downloading the plans.
